Chalky Exterior Paint on Nashville Homes: What It Means Before Repainting

Run your hand down the siding on the sunny side of the house. If it comes back with a fine powder on it, pale and dry, like the residue from a stick of chalk, you have found something with a name and a consequence. It is called chalking, and it is one of the reasons a new coat of paint can fail early on a weathered exterior.
That powder is not dirt, and it does not come off the way dirt does. Washing is part of the answer and it is not the whole of it, because what is left behind after the wash is what the next coat has to hold on to.
The hand test, and what the degrees mean
The test is exactly what you just did. Press your palm flat against the siding, drag it down a foot or so, and look at your hand.
Nothing on your hand. The coating is intact at the surface, and whatever else is going on with this wall, chalking is not it. That matters, because a wall can look faded, patchy or washed out with no powder transferring at all. A faint dusting, visible but light. You can see it on your palm and it brushes off easily. The binder at the very surface has started to break down. This can occur as an exterior coating weathers, and it is not urgent, but it is now a factor in how you prepare for the next repaint.
A heavy transfer. The powder comes off in a visible layer, coats your palm, and leaves a mark on your sleeve if you brush against the wall. On a dark color it can look almost like a bloom of pale dust across the whole elevation. This is a coating that has weathered past the point of holding together at the surface.
The degree matters because it changes how much work has to happen before anything new goes on the wall. It does not, by itself, tell you the whole coating has failed. Chalking can also differ from one elevation to another, so a reading from one wall is not evidence about the rest of the house.
Do the test on a dry wall, and do it in daylight. A damp surface will not release powder the same way, and a chalk reading taken the morning after rain will understate what is there. If you cannot tell whether what came off is chalk or ordinary dust, rub your thumb and forefinger together: chalk is fine, dry and slightly slick, and it leaves a pale film on skin rather than a gritty residue.
What is happening in the film
Paint is pigment held in a binder. The pigment provides color and opacity. The binder is the resin that holds the pigment particles together and sticks the whole film to the wall.
Weathering breaks that binder down at the surface. Sherwin-Williams describes chalking as “the formation of fine, white powder on the surface of the paint film due to weathering, which may give the appearance of color fading,” and that last clause is worth holding on to, because it is the reason the hand comes before the eye. As the binder at the surface degrades, it stops holding the pigment particles in place. They release. What you have on your hand is loose pigment that the film can no longer hold.
Some coatings reach that point sooner than others. The same manufacturer lists oil-based formulations chalking more readily than latex, along with low-grade products, interior paint used on an exterior, inadequate sealing of the surface underneath, over-thinning, and paint spread too thin to form a proper film. Any one of those shortens the time before a wall starts giving up its pigment.
Why it matters: the new coat bonds to the chalk
Here is the part that costs people a repaint.
A chalky surface is covered in a layer of loose material. It is not attached to anything. When a new coat goes on over it, that new coat bonds to the loose powder, not to the sound film underneath. The result looks fine on the day and then fails, because the layer holding your new paint to the wall was never holding on to anything itself.
This is why chalking is a preparation problem rather than a paint-quality problem. A premium exterior product applied over unremoved chalk is sitting on the same weak layer as a basic one.
The remedy is removal, and washing is how manufacturers address the condition. You will find products that claim to bond over chalk, and some of them are formulated to do exactly that. If you go that route, the answer for your particular wall is in that product’s own technical data, not in general advice. What is not in question is that heavy chalk left in place is a layer the new coating bonds to instead of the wall.
What matters here is the residue: chalk that has been mostly removed is invisible from ten feet away and perfectly obvious to a palm, which is why the hand goes back on the wall once it dries.
The streaks on the brick below the window
This is often what makes people notice chalking in the first place, and the source is not obvious from where the streak appears.
Rain carries the loose pigment down the wall. It runs off the siding and onto whatever is below: brick, stone, a porch floor, the trim around a window, the tops of the shrubs. The result is a pale streak or a chalky film on surfaces that were never painted, and it tends to be worst directly under the areas taking the most sun.
People clean those streaks, sometimes repeatedly, and wonder why they come back. They come back because the source is still above them, releasing more pigment with every rain. Cleaning the streak treats the symptom. The wall is the cause.
On the staining itself, Sherwin-Williams is specific: “Brick areas that are stained by ‘chalk run-down’ should be scrubbed with a stiff brush and detergent. What has to happen before a repaint
Three things have to happen, and they happen in this order.
Establish the degree, elevation by elevation. Do the hand test on each side of the house, not just the one that prompted the question. Test each side rather than treating the one that prompted the question as representative of the whole. Your preparation may not be uniform across the house.
Remove it, and confirm it is gone. The confirmation is the step people skip: once the surface has dried, do the hand test again. If powder still transfers, the wall is not ready, whatever it looks like.
Then decide about primer. With the chalk removed and the surface sound, priming becomes a normal decision about surface condition rather than a workaround for a problem that was never fixed. A wall that chalks and is otherwise sound is a preparation question before its next repaint, not a verdict on the coating underneath it.
