Is Pressure Washing Necessary Before Exterior Painting in Nashville?

Short answer, in two parts. The wall gets cleaned, because a coating applied over dirt, chalk or biological growth is bonding to that layer rather than to the wall underneath it, and the layer is what decides how long the coat lasts. Cleaning it at pressure is a separate question with a different answer, and on some common siding materials the manufacturer’s own position is that a pressure washer is the wrong tool.
The longer answer is the one that matters more, and it is this: a clean surface and a paint-ready surface are two different things, and washing only produces the first one reliably. Sometimes they arrive together and sometimes they do not, and the difference is not visible from ten feet away.
So the useful version of the question is not whether to wash. It is what washing does, what it leaves behind, and how you tell which wall you are standing in front of afterward.
What washing removes
Washing is good at a specific list of things and it is worth knowing what is on it.
It removes surface dirt, the grime that accumulates on an exterior over a season, along with pollen, cobwebs, insect residue and the dust that collects under eaves and behind downspouts.
It removes chalk, the powdery residue an aging exterior coating leaves on a hand. Manufacturer guidance on chalky surfaces is direct about this: rinse or wash the surface with an appropriate cleaner, rinse again with clear water, and let it dry thoroughly.
It removes some biological growth, though growth that is established rather than light tends to come back from what survives in the texture of the coating. At that point it stops being a washing question and becomes the question taken up in Mildew on Nashville Siding: Clean, Treat, or Repaint?, which this page does not answer. And it removes coating that was already failing.
That last one deserves a second look, because it is what people misread as a good outcome. Water at pressure takes off paint that had already lost its grip. The wall afterwards has fewer loose flakes on it and looks tidier, and none of that means the remaining film is holding. What the wash did was reveal the edge of the failure rather than stop it. The bare patches you are now looking at are the honest extent of a problem that was there before anyone turned the hose on.
What washing leaves behind
Five things survive a wash, and between them they decide whether the wall is ready.
Adhesion problems. Washing cannot make a failing film hold on. Paint that had lost its grip before the wash still has no grip after it, and the wall may look better precisely because the loose material came off, which is a different thing from the remaining film being sound.
Gloss. An existing coating with a slick, intact surface does not become a better substrate by being clean. Whether that matters depends on what is going on it next, but a clean glossy surface is still a glossy surface.
Contamination that penetrated. Anything that soaked into the surface rather than sitting on top of it is still in there after the wash. The usual candidates are rust running down from a fastener or a fixture, tannin bleed out of a knot or a cedar board, oil or exhaust residue on a wall facing a driveway, and the shadow left where something metal sat against the siding for years. All of those are stains rather than dirt, and stains are a sealing problem rather than a cleaning one.
Everything mechanical. Loose caulk, open joints, cracked boards and exposed bare wood all come through a wash unchanged, because water repairs nothing.
Chalk residue, and this is the one that produces the readiness question in the first place. Whether the wash dealt with any of that depends less on the equipment than on how it was used, and that turns out to be a decision rather than a setting.
How much pressure, and why that is a choice
“Pressure washing” is treated as one thing and it is not. The pressure appropriate for a concrete driveway is not the pressure that belongs on the side of a house, and the difference between siding materials is larger than it looks.
Siding manufacturers publish their own positions on washing, and those positions differ by material and by product line. The vinyl siding industry association states it plainly: some siding manufacturers do not recommend power washing, while others set limits on the pressure and on the cleaners that may be used. James Hardie sits at the cautious end of that range and says a pressure washer can damage the surface of its siding, directing owners instead to a low-pressure spray from a garden hose and a soft, medium-bristle brush.
Where the substrate is painted wood, this page has no manufacturer statement to hand you, and that absence is itself the answer: what governs is the instruction published for your boards and for the coating on them, not a general figure from a page like this one.
Two failure modes are worth naming, because they are the ones a homeowner can do something about.
Water driven behind the cladding. The industry guidance is specific about the mechanism: hold the washer level and do not aim the stream upward, because that can force water behind the siding panels. Nobody sees this happen and nobody sees it dry, which is why a failure that follows it arrives later with no obvious cause attached.
Joints, openings and services. The same guidance says to be cautious around windows, doors, electrical wiring and plumbing, and that many manufacturers caution against pressure washing those areas at all. Those are also the points where a wall is least continuous: where sealant sits, where two materials meet, and where water has the shortest route to somewhere it should not be.
The practical position that follows is that the pressure belongs to the material rather than to the equipment. Your siding manufacturer publishes an instruction for your product, the washer carries its own, and both get read before either gets used.
None of which tells you whether your own wall is ready, and that is a question you can settle yourself.
The wall is washed. Now what?
Two checks settle it, you can do both yourself, and each takes longer to describe than to perform.
One of them comes with a condition attached. The second check puts a blade under the paint film and lifts whatever is no longer holding, which means it takes material off a painted surface. The residue check. Once the wall is dry, run a hand over it and look at your palm. If material still transfers, the wash has not left a surface the next coat can bond to, whatever the wall looks like from ten feet. The adhesion check. Find an area where the coating looks sound and press the edge of a stiff putty knife under any spot where the film is even slightly raised. Sound paint resists. Paint that has lost adhesion lifts, and it lifts further than you expected. Work at the edges of the areas that already failed, because that is where you learn whether the failure is local or whether the film around it is only waiting.
If either one fails, washing was a preparation step rather than the preparation. Neither requires equipment, and between them they are the whole of what it takes to find out whether the washing finished the job or started it.
When cleaning is not enough
If the film is failing, you are into mechanical preparation: scraping, sanding, and removing what will not hold. That is a different job with a different set of considerations, and one of them is not optional.
If the home was built before 1978, stop here and settle the lead-safe question before any scraping or sanding begins. The federal rule turns on whether work disturbs painted surfaces, and EPA draws the distinction precisely: washing walls before painting likely would not disturb a painted surface, while sanding, scraping and other surface preparation are named as activities that do. That is the line you are about to cross, and it is worth knowing which side of it you are standing on before the scraper comes out.
There is also a threshold in that guidance, and it is small. Minor spot scraping or sanding can fall under a minor repair and maintenance exception when no more than six square feet of paint is disturbed in any room inside, or no more than twenty square feet on any exterior to be painted. Where this sits in the sequence
Washing is the first of three preparation decisions, not the whole of preparation.
Clean the surface first. Then assess the joints, because sealant that has hardened, split or pulled away has to come out rather than be painted over, and that work opens areas the wash never reached: Before a Nashville Exterior Repaint, Should Old Caulk Be Replaced?. Washing also creates a moisture question of its own, because it puts water into joints and absorbent material that rain never reaches.
