Why Sun-Exposed Sides of Nashville Homes Can Fade Faster

Stand at the corner of the house where two elevations meet and look along both of them. If one side reads lighter, flatter or slightly different in color from the other, you are looking at something ordinary that still tells you where the house is in its maintenance cycle.

It is ordinary because the two walls have not had the same weather. It is worth reading because the same difference can be the first visible edge of a condition that is not cosmetic at all, and the two are indistinguishable from the driveway.

Before reading further, do one thing.

Run your hand down the wall first

Press your palm against the faded side and drag it down a foot. Look at your hand.

If powder comes off, stop here. That is chalking, and it is a different condition with a different answer: a wall-wide preparation problem rather than an appearance one. What fading is, underneath

Paint holds its color through pigment, and pigment sits in a binder that keeps it in place and keeps the film attached to the wall.

Weathering works on both, and the two produce different outcomes. Where the binder goes first, pigment particles release and the surface gives up powder to a hand. Where the color goes first, the wall loses depth while the film is still intact. That is the difference the hand test at the top separates, and it is the only part of the mechanism this page needs.

Most walls are doing some of both, which is why the hand test comes before the explanation.

Heat is part of it too. A wall taking direct afternoon sun gets hot and then cools, repeatedly, and that cycling works on the film alongside the light.

Darker colors absorb more of the energy that arrives, which is why a deep color on a west wall changes faster than a pale one on the same wall.

Color itself matters as well as how dark it is. Colors are not equally durable in sunlight, which is why a strong front door can look tired while the wall beside it looks unchanged after the same number of summers. Why that is true of one color and not another belongs to the specific product rather than to a general page.

This is a question to put to the paint supplier rather than to a general guide, because the answer belongs to the specific color in the specific product. If a color is going for a west-facing wall, ask how it holds up under sustained ultraviolet exposure before the can is opened rather than finding out from the wall.

All of which explains why a wall fades. It does not explain why yours faded on the side it did, and the usual answer to that turns out to be less obvious than a compass reading.

Why exposure is not the same as direction

The compass answer, that south and west walls fade first, is a reasonable starting point and it is not the whole reason, which matters if your house does not behave that way.

What actually drives it is cumulative exposure: how many hours of direct sun that surface receives across a year, at what intensity. Direction is the largest input into that number. It is not the only one.

Overhang. A deep eave shades the top third of a wall for most of the day. On a house with generous overhangs the fading pattern can run as a band across the lower part of the wall rather than across the whole elevation.

Trees. A mature tree on the west side changes that elevation’s exposure profile more than the compass does. It also changes it seasonally, and a wall shaded in summer and exposed in winter has a different history than one shaded year round.

Reflected light. A pale driveway, a light-colored wall next door, a pool, or a metal roof below the wall will each throw additional light onto a surface that is not receiving it directly, and a wall can take a surprising amount of its annual exposure this way.

What is in front of the wall. A porch roof, a carport or a garage that was added later all create a shadow line, and that line shows up in the fading pattern years afterwards, often marking the outline of something that is no longer there.

This is why the useful question is not which way the wall faces but how many hours of sun it receives, and the answer is usually written on the wall already. A wall that fades in a band, or fades around a shadow, is describing its own exposure more precisely than a compass can.

So walk your own property and watch where the light falls through a day rather than reasoning from orientation. Two houses facing the same direction on the same street can be on completely different schedules, and the difference will be one of the four things above rather than anything about the compass.

What uneven fading means for repainting

An honest reading of the pattern leads somewhere different from where most people expect, and three things follow from it.

It is a cosmetic condition, not a coating failure. A faded film with no powder transfer, no lifting and no cracking is doing its job. It looks worse than it performs. Nothing about fading alone requires immediate action.

It sets the size of the job rather than the date of it. Because fading is uneven by nature, it raises a question that even coating failure does not: how much of the house is in the job. One elevation, two, or all four are all defensible answers here, and the deciding factor is not the fading itself but what you are willing to live with where the new work stops.

It is often the first visible sign of a coating approaching the end of its service. Fading itself is harmless. A wall that is fading and starting to chalk, or fading with hairline cracking in the film, is telling you something more useful about timing. That is why the hand test at the top is not a formality.

Two consequences follow from that second point and neither is decided on this page.

Doing nothing is a legitimate answer, for a long time. A faded film with a clean hand test is still shedding water and still bonded. What ends that is not the color, which fades slowly and then largely stops once the exposed pigment has gone. What ends it is the binder, and the binder announces itself on your palm. Where the new work stops is a scope question rather than a fading one. New paint next to weathered paint of the same color does not match, and the boundary shows most in flat morning or evening light. If the question has become how much of the house to repaint, the answer comes from the knife rather than the eye. Run a putty knife under the film at several points on every elevation, including the ones that still look fine, because the walls that lift are the walls that are finished regardless of how they photograph.

When fading is not the only thing happening

Walk the faded elevation once with the sun off it, in the morning or on an overcast day, when the light is flat and shows texture rather than color.

Look for powder on the hand, which means the binder has broken down at the surface and changes the preparation entirely. Look for film lifting at edges or around fasteners, which is a bond failure rather than a weathering one and has a cause worth finding before anything is recoated. And look for wood that has gone dark or soft anywhere the film has failed, because at that point the material rather than the coating is the problem.

If none of those are present, you have a wall that has been in the sun and is showing it. That is a color decision on your schedule rather than a repair on the weather’s.
