Nashville Exterior Paint Touch-Ups vs. Full Repaints: Reading the Damage Pattern

The failures are in four or five places and the rest of the house looks fine, which makes the obvious thought a reasonable one: this is a morning’s work with a brush.
Sometimes it is. The way to find out is to stop looking at the failures and start looking at everything else, because the wall’s answer is in the coating that has not gone yet rather than in the part that has.
What this page settles is the size of the job. It does not settle why the wall failed, and it does not settle what is under the paint. Both of those have their own answers and both change this one.
Start with the parts that still look fine
The failures have already told you what they are going to tell you. The information you need for a scope decision is in the coating that has not failed yet.
Everything in this section is done with a blade under a paint film, which is another way of saying it takes paint off the wall. Take a putty knife and work along the edge of each failed area, out into the sound paint around it. Push the blade under the film at a shallow angle.
The blade will not go under. The film is bonded. The failure is local, and it stops where you are standing.
The blade slides under easily and lifts more paint. The failure does not stop at its visible edge. What you can see is the part that has already let go; what you have just found is the part about to. Keep going until the blade stops finding loose film, and mark that line, because that is the real extent.
Do this at every failure and at half a dozen places on each elevation with no visible failure at all, particularly on the wall that gets the most sun. A wall with no visible failures and film that lifts under a knife is a wall whose coating is finishing, whatever it looks like from the street.
That test, done properly, answers the scope question more reliably than any amount of looking.
What the pattern of damage tells you
One counting error comes first, because it changes what everything else is worth. The proportion of the wall that has visibly failed is not the proportion that needs work. It is the proportion that got there first. Adhesion is never uniform, and the areas that have let go are the weakest ones arriving where the rest is heading. A house with two percent visible failure and sound film everywhere else is a different house from one with two percent visible failure and film that lifts under a knife on three elevations, and from the street they look identical.
Where the failures sit in relation to each other tells you something the number of them cannot, and there are broadly three ways a wall arranges them.
Isolated and explainable. There are two or three failures and each one sits somewhere you can point to a reason: under a gutter joint, around a window that was replaced, on a board that took an impact. The rest of the coating passes the knife test. What you have is local damage on a sound coating.
Concentrated on one elevation. One wall has failures across it and the other walls test sound. Something is different about that wall, and it is worth knowing what before deciding scope, because if the cause is still active the repair repeats. The usual candidates are sun exposure, a drainage detail that only exists on that side, or moisture reaching the wall from somewhere the other elevations do not have.
Scattered across surfaces that share nothing. The failures turn up on the north and the south, on siding and on trim, high and low, and no exposure or water path connects them. When the pattern has no logic to it, the usual explanation is the age of the coating rather than any local cause. That is a full repaint approaching, whatever proportion of the wall has failed so far.
Where the failures sit on a wall adds to that reading without changing this page’s job. Low courses, the band under a sill, and horizontal faces such as sills and the tops of trim boards fail before the vertical surfaces around them, and failures under an eave are a case of their own. When a touch-up is a reasonable answer
A touch-up holds up when four things are true at once, and it stops being the right answer as soon as one of them is not.
The coating around the failures has to pass the knife test, because a repair only lasts as long as what it is repaired into. The failures have to be explainable rather than random, since a cause you can name is a cause you can stop. The existing coating has to be recent enough that a matching product is still realistic. And you have to be able to accept that the repair will be visible.
That last one is not a technicality. Paint on a wall changes over time: color shifts, sheen flattens, the surface weathers. Paint from the original can, applied years later, is chemically the same and visually different against the aged film around it. On a wall where the difference bothers you, the repair is a patch you will see every time you look at it.
How visible it ends up being is not entirely out of your hands, though the room to work with is smaller than people assume. The wall you are matching has moved in three directions since it was painted: the color has shifted under ultraviolet exposure, the sheen has flattened as weathering eroded the surface, and the film is microscopically rougher than a new one. Paint from the same formula matches none of the three, because it matches the color the wall was rather than the color it is.
What can be controlled is where the difference falls. Take the repair out to a natural boundary rather than stopping in open wall: a corner, a trim line, the edge of a board. A patch that ends where the wall ends reads as a wall. Feathering the edge and hoping does the opposite, spreading the difference over a wider area instead of concentrating it at a line.
All of that assumes a touch-up is still on the table. Some findings take it off.
When the damage has already decided for you
Any of these moves the answer past touch-up.
The knife lifts sound-looking film. The failure is ahead of the appearance. Repairing what has failed leaves the rest to follow.
Powder on the hand. Rub an elevation and look at your palm. Chalk is a wall-wide condition rather than a local one, so patching cannot reach it.
Bare wood at any scale. Exposed substrate needs preparation and sealing wherever it appears, and once several areas need it the work has stopped being local, whatever the failures looked like from the street.
The wood gives under a probe. Everything stops here. That is a substrate question rather than a coating one, and it is answered before any scope decision can be made.
Failures across unrelated surfaces. When nothing connects the places that have failed, nothing local caused them, and what you are looking at is the age of the coating rather than an incident it suffered.
What that pushes you toward is not the same work over a larger area. The difference is preparation: a touch-up prepares a patch, and a repaint prepares a house, which is usually the largest part of the job by time and the part that decides how long the result lasts. What it buys is a surface uniform in age, where every touch-up is a repair into a coating that keeps aging around it. The middle position gets missed: repainting one elevation is a legitimate scope when the checks say one wall is finished and the others are sound, and it leaves a visible difference at the corner that weathers toward the rest over time.
What to check before you commit to a scope
Whichever of the two you are heading toward, the same six checks decide it, and they are one session’s work. The order matters, because each one narrows what the next has to consider.
Run the knife test at every failure and on sound areas of each elevation. Rub each elevation with your hand to see whether it chalks. Probe the wood at the bottom edges of boards and at butt joints, where it fails first. If the house predates 1978, the lead-safe question at the top of this page is settled before any of the checks that lift or remove material. Look above each failure for a water source rather than at the failure itself. Check the joints, because sealant that has hardened or split changes the preparation whatever the paint around it is doing. Then establish the age of the existing coating if you can, because it frames everything the other five checks told you.
Two of those six are worth doing even if you have already decided. The knife test tells you whether the decision you made was the right size, and the probe tells you whether it was the right kind of decision at all.
The one people skip is the water source, because it means walking around the house looking upward rather than at the failures. It is also the check most likely to change the outcome, since a repair made under an active water source is a repair with a countdown on it.
Then choose, knowing what you are choosing between. A touch-up into sound coating is a repair that holds. A touch-up into a coating that is already finished is the same work with far less to show for it, and the knife is what tells you which one you are about to do.
