Why Does Exterior Paint Peel on Only One Side of a Nashville House?

Three walls are fine. One is peeling. That asymmetry is not bad luck, and it is not a coincidence that has to be explained away before the repaint can be planned. It is information, and it is more specific than anything a wall that failed evenly could have given you.

Something is different about that wall. There are four candidates, and an afternoon with a putty knife will usually narrow them to one or two.

Start at the edge of the peel

Every failure has an edge, and the edge shows you which layer let go. It is the one place on the wall where the cause is visible rather than inferred, and it takes about a minute to check.

Lift a loose flake gently with a putty knife and turn it over. If nothing lifts anywhere on the wall, that is a finding rather than a dead end, because a wall with no loose film is not the wall you thought you were looking at, and what you have may be dirt, growth or fading rather than a coating failure.

Paint on the back of the flake, wood on the wall. The film separated from the substrate. Whatever bond existed between paint and wood is what failed.

Wood fibers attached to the back of the flake. The paint held. The surface of the wood came away with it, which means the substrate surface had degraded before the coating went on.

The flake crumbles rather than lifting. The film has become brittle. That is age and ultraviolet exposure rather than a bond failure.

Do this in three or four places along the failed wall. If they all say the same thing, you have a single cause. If they say different things in different places, you probably have more than one.

What the edge cannot tell you is why this wall and not the others. It tells you which layer let go; the next question is what made that layer let go here. There are four realistic answers.

Four things that make one wall different

Exposure. The wall taking the most sun runs hotter, cycles further between day and night temperature, and receives more ultraviolet. Which elevation that is depends on the house and on what shades it rather than on the compass alone. Look for cracking and flaking rather than sheet peeling, and check whether the failure is worst in the stretches that shade never reaches.

A water path. Water arriving on one wall and not the others is one of the explanations worth ruling out early, and when it applies it comes from something above the failure. A gutter may be overflowing at one corner, or a downspout may be discharging straight against the wall instead of away from it. Flashing where a roof meets a wall may be missing or may have failed. A window sill may have stopped shedding water and started delivering it to the siding below. What all of those have in common is that the answer sits above the damage rather than in it, which is what makes this cause the one worth ruling out first: it is the only one of the four you can confirm or eliminate by walking outside and looking up.

Preparation history. Houses are not always repainted all at once. A wall that was done in a different year, by different hands, over a different level of preparation, will fail differently under identical weather. Peeling that stops abruptly at a corner, or at a line partway along a wall, can be showing you where one job ended and another began.

A difference in the substrate. An addition may have been built in a different decade, a section of siding may have been replaced after damage, or the trim may be a different species of wood from the siding around it. Anywhere two materials meet, the coating over them behaves differently, and the line where they meet is often the line where the failure stops.

Two readings help place a wall among those four when nobody remembers the history. Count the paint layers at the edge of a failure and compare that count against a sound wall, because a wall done separately is a wall with its own history. And note whether the failure line follows a course of siding or crosses it, since a line that follows the material is usually about the material and a line that ignores it is usually about water. Timing carries the rest: a failure soon after the last repaint points at preparation or at the conditions during application, while one that arrived after a storm or a blocked gutter has already named its own cause.

Two explanations get reached for before any of that and neither survives the edge. A dark elevation does run hotter and its film does age faster, but color alone does not produce sheet peeling, so where a dark wall is failing and a pale one is not, the difference is in exposure or in water. And blaming the last painter is untestable from where you are standing: what the flake shows is either a bond that never formed, which does point at preparation, or wood fibers already degraded before anything went over them, which is a different finding and a larger job.

Following the water

If the edge test pointed at a bond failure between paint and wood, water is the first thing to rule out, and it is straightforward to trace.

Stand back and find the top of the failure, which is not the same as the worst of it. Water travels down, so whatever is causing this sits at or above that highest line.

Work upward from there and look at what is directly above it, whether that is a window, a light fixture, a joint between two materials, the end of a gutter or a roof edge. Water that should be leaving the building and is instead running down the face of it usually shows itself once somebody is standing there looking for it, and rain is when it is visible.

The interior side is worth one look as well. A bathroom, a kitchen or a laundry on the other side of that wall puts moisture into the wall cavity from the inside, and the amount of it depends on how the house was built and how it is ventilated. This is harder to establish and it is worth naming as a possibility rather than a conclusion.

If the water search comes up empty, or leaves you with two candidates and no way to choose, there is a second line of evidence that costs nothing.

When it stops being a paint problem

Press the wood in the failed area, particularly at the bottom edges of boards and at any joint, since those are the places that stay wet longest. From six feet away the two look almost identical and they are not the same job, and no coating decision made before that one is settled is worth anything.

What to do with what you found

Before acting on any of them, run the knife along ten or fifteen feet of each sound elevation, at the bottom courses and around openings. If the others are solidly bonded, the failing wall is genuinely an exception. Exposure, film brittle, wood sound. That elevation takes a normal repaint, and how far the work extends is the scope question above rather than a fading one.

Water path found. The water gets fixed first. Repainting a wall that is still receiving water reproduces the failure on the new coating, in the same places.

Preparation history. The wall needs the preparation it never got the first time. Expect more scraping than the appearance suggests, and on a pre-1978 house the lead-safe question raised at the top of this page governs that scraping too.

Substrate difference. The materials are handled separately, with the preparation and priming each one needs rather than a single approach across the wall.

Nothing lifted anywhere. A real outcome rather than a failed test. A wall that looks bad with a film still firmly attached is usually showing you something on the surface rather than under it: dirt or growth on the shaded side, chalking where the binder has broken down, or fading further advanced on one elevation. Rub the wall with a damp cloth and look at what comes off before assuming the coating has failed.

Do not repaint the failed wall and leave the diagnosis for later. The wall is telling you something specific, and hearing it again after the new coating has gone the same way is the expensive version of the same conversation.
